Fee: Once-off letting fee, charged only when a tenant is placed.

Marketing a property and running the file all the way to registration.
Valuation and mandate
A realistic asking price and a clear mandate — sole or open — with its term and commission in writing.
Marketing
Listed here and worked actively, with viewings and feedback you actually receive.
Offer
Offers presented as they come, with the suspensive conditions explained rather than glossed over.
Transfer
Bond application and conveyancing tracked through to registration at the Deeds Office, with you told where it is at each stage.
Fee: Commission on registration. Nothing is payable if the sale does not go through.
Rental asset management

Invoiced on schedule, reconciled, and arrears chased from day one rather than at month three.
Maintenance
Faults reported by the tenant, quoted by a vetted contractor, and put to you for approval above an agreed threshold.
Inspections
Ingoing, periodic and outgoing inspections with photographs — which is what makes a deposit deduction defensible.
Reporting
A monthly statement showing rent collected, our fee, any maintenance settled on your behalf, and your net.
Fee: Monthly management fee as a percentage of rent collected.
Community scheme management
Sectional title, HOA and share block administration for trustees.
Levies
Billed monthly per unit on participation quota, collected, and arrears reported to the trustees with an audit trail.
Trustee support
Meeting packs, agendas and minutes, and a document library owners can actually reach instead of emailing for.
Compliance
Rules, budgets, financials and insurance kept current and on file, with CSOS obligations tracked.
Owners
Complaints and pet applications logged and worked through a process, so decisions are consistent and recorded.
Fee: Monthly management fee agreed with the body corporate.
